What deliverables do I receive from preconstruction?
You receive detailed cost estimates organized by CSI division, project schedules with milestone dates, value engineering recommendations, and risk assessments identifying issues that could impact cost or schedule. We also provide constructability reviews of architectural drawings.
Do I pay separately for preconstruction?
Yes, preconstruction is typically a separate fee-based service. This investment protects you by identifying cost and schedule issues before they become expensive problems during construction. The fee is often credited against the construction contract if we proceed together.
How accurate are your preconstruction budgets?
Our conceptual budgets are typically within plus or minus 15% at early stages. As design progresses, we refine estimates based on actual subcontractor pricing. By the time you receive a GMP proposal, pricing accuracy is within 3-5%.
Can you provide preconstruction on projects you won't build?
We prefer to work on projects where there's a clear path to construction. Preconstruction is most valuable when our construction expertise informs the process. That said, we occasionally provide independent cost estimates for owners who need third-party validation.
